  • With lease broker assistance, prepare annual lease up projections with anticipated economic terms

  • Maintain long term strategic leasing plan

  • Review annual budgets

  • Conduct monthly, quarterly or as agreed upon site visits and summary reports

Debt Advisory

 

  • Cash Flow analysis with special attention to maintaining a positive debt service ratio and reserves required

  • Identify target - Balance Sheet Lender, CMBS, Insurance Company

  • Create market materials including executive summary, sponsor information, opportunity, market synopsis, financial analysis

  • Collect expressions of interest and term sheets

  • Negotiate term sheet

  • Oversee due diligence process

  • Evaluate condition of property versus intended competition

  • Identify list of greatest deficiencies and potential to meet or exceed intended competition

  • Depending on scope of improvements, meet with architect(s) or contractor(s) to refine scope of work and budget

  • Engage Architect to develop Construction Documents

  • Bid Construction Documents to contractors and choose most qualified contractor taking into account price

  • Value engineer project and agree on final scope of work

  • Monitor construction progress and any change orders

  • Close out contracts and final punch list
